The
City of Dowagiac helps manufacturers obtain the competitive edge
required to achieve success in today's global economy. The industrialist
finds The Grand Old City to be an outstanding location for their
new or expanding business, due to a variety of incentives, affordable
land prices, a skilled and plentiful workforce, moderate wage rates
and low unionization.
The Dowagiac Industrial Park, which is the only state-certified
subdivision in Cass County, has launched an exciting expansion.
Sixty-five acres are ready for development. The infrastructure for
an additional 65 acres will soon be completed. The industrial park
is located on Pokagon Street, just off M-51 South.
Unique for a community our size, Dowagiac's municipal electric utility
offers manufacturers the opportunity to benefit from rates that
are among the lowest and most stable within southwest Michigan.
At the same time, it provides outstanding reliability and service.
Industrial sites are equipped with underground utilities that include
a 12-inch water and sewer main, a four-inch pressurized gas main
and telephone service. Access drives are built to all-season truck
standards, complete with curbs and storm sewers.
Protective covenants insure the park is reserved for:

Manufacturers also benefit from a variety of
local incentives. In addition, the city administration works closely
with the Michigan Economic Development Corporation to insure new
businesses receive all of the incentives and services for which
they are eligible.
